Frye Road Industrial Park

Chandler, Arizona
Commercial

This project is a 40 acre site that was under construction from 1996 thru 2016 in multiple phases. Prior to Phase I, we master planned the site, built the interior loop road, and installed the utility infrastructure. We created a unique feature for the overall development by combining all the property retention needs into two large retention parks. These parks have limited turf, seating, extensive landscaping, and mature shade trees. This park is a useful amenity for the tenants as well as being a focal point of the overall campus.

Phase I & II: 1998 and 2002

Phase I & II consist of six industrial buildings (A, B, C, D, E & F) with 22 feet clear height. All buildings have large roll up, at grade loading doors and access to common truckwells.

Phase III: 2003

Phase III consists of a single 2-story, class ‘A’ office building. This building was designed for a single tenant per floor or divisible down to 1,000 s.f.

Phase IV: 2008

Phase IV consists of two office/industrial flex buildings (G & H) with 18 feet clear height. This design was meant to be a transition from industrial to an office market.

Phase V: 2015

Phase V consists of one 3-story class ‘A’ office building.

Phase VI: 2015

Phase VI consists of a 2-level parking garage. This provides parking for the office building at a ratio of 6.5/1000.
